Cost & estimates

How much does concrete leveling cost?

It depends on how much concrete needs lifting, how far it has dropped and what’s underneath. Leveling usually costs a fraction of tearing out and replacing the slab. One customer was quoted $16,000 to tear out a wall and patio, and we fixed it for just under $3,000. Your estimate is free.

Are estimates really free?

Yes. We come out, look at the concrete, and give you a written price with no obligation.

Do you offer financing?

Yes, financing is available. Ask about it when we give you your estimate.

How do I get an estimate?

Fill out the form on our contact page or call (864) 509-6444. We’ll set up a time to look at the job.

How it works

How does foam leveling work?

We drill a few small holes in the slab and inject two-part structural polyurethane foam underneath. It expands, fills the voids, firms up weak soil, and lifts the slab in controlled steps. Then we patch the holes. More about the process.

What’s the difference between foam leveling and mudjacking?

Both lift concrete by injecting material under it. Mudjacking uses a heavy cement slurry and larger holes, and it needs time to cure. Foam is much lighter, uses smaller holes, and sets in minutes.

How long does it take?

Most residential jobs are completed within a day. The foam sets in minutes. Sealed cracks can take foot traffic in about 4 hours and cars in about 24 hours, and we’ll tell you when the area is ready.

Can you fix concrete that tree roots have pushed up or cracked?

Often, yes. We can “bridge” the roots, raising the slabs just above them so the tree isn’t harmed, or carefully remove or shave the roots and set the slab back down. We’ll look at it and tell you which makes sense. We can’t promise roots won’t move the slab again, but if they do, touch-ups are a small charge. See how tree root repairs work.

Can every sunken slab be lifted?

Most can. A slab that’s broken into many small pieces may be better off replaced, and we’ll tell you honestly if that’s the case.

Do I need to be home?

Not always. Plenty of customers are at work while we’re there. We’ll confirm what we need when we schedule.

Guarantee & results

Is the work guaranteed?

Yes. Our work comes with a 3-year warranty.

Will my concrete sink again?

The foam fills the voids that let the slab sink and firms up the soil underneath, so the cause is addressed, not just the symptom. We’ll also point out drainage problems, like downspouts, that wash soil out from under slabs.

Do you repair cracks too?

Yes. We seal and blend cracks, often in the same visit as leveling. See crack repair.

After your repair

These come from the notes we leave customers after a job.

Why are there lighter marks on my concrete after the job?

We call it “evidence of surgery.” The lighter colored marks are from our grinder, steel brush, or rubbing stone. We essentially made “clean spots.” In time these will weather and blend back in.

How soon can I walk or drive on sealed cracks and joints?

Joint sealants take 72 hours to fully cure, but they can handle foot traffic in about 4 hours and vehicle traffic in 24 hours. Please avoid pressure washing or chemical washing for at least 1 week.

Why is the sealant still soft?

Joint sealants never harden. They’re designed to stay elastic so they can move with your concrete or brick.

Why does the sealant bulge up on hot days?

The sealant bead may rise slightly during the hottest part of the day because the concrete expands. It moves back to flat when the concrete cools and contracts.

Why are my sealed cracks more noticeable when it rains?

Concrete darkens when it’s wet and joint sealants don’t, so sealed joints and cracks can stand out more when everything is wet.

Will the patched holes match my concrete?

Fresh patches may cure lighter than your existing concrete, but they’ll weather and blend in over time.

I found a little foam on the surface. Is that a problem?

If you notice any traces of foam we missed, they’ll turn a rust color in sunlight and start to break down on their own.
