Concrete crack repair that blends in

Cracks let water under your concrete, and water is what makes slabs sink and cracks spread. We grind out cracks and joints, seal them with a flexible joint sealant, and dress them with sand to blend with the concrete around them.

Why it matters

A small crack is a water leak

Every open crack and joint funnels rain under the slab. That water washes out the soil the concrete sits on, which is how a crack turns into a sunken slab. In winter, water in the crack freezes, expands, and pushes it wider.

Sealing cracks early is one of the least expensive ways to protect a driveway, patio or pool deck. If a slab has already dropped, we can lift it and seal the cracks in the same visit.

How we repair cracks

  • Grind it out. We mechanically grind (“chase”) the crack so the repair has clean, sound edges to bond to.
  • Clean it out. We blow out the dust and debris.
  • Backer rod where needed. In deeper cracks and joints we install a foam backer rod so the sealant sits at the right depth.
  • Seal and tool. We apply an elastomeric (flexible) concrete joint sealant and hand-tool it flush. Because it flexes, it moves with the concrete instead of cracking out.
  • Sand finish. We dress the sealant with sand for a close color and texture match.

Sealed cracks can take foot traffic in about 4 hours and cars in about 24 hours; the sealant fully cures in 72 hours. Like all our work, crack repair comes with a 3-year warranty.

What to expect from sealed cracks

How soon can I walk or drive on sealed cracks and joints?

Joint sealants take 72 hours to fully cure, but they can handle foot traffic in about 4 hours and vehicle traffic in 24 hours. Please avoid pressure washing or chemical washing for at least 1 week.

Why is the sealant still soft?

Joint sealants never harden. They’re designed to stay elastic so they can move with your concrete or brick.

Why does the sealant bulge up on hot days?

The sealant bead may rise slightly during the hottest part of the day because the concrete expands. It moves back to flat when the concrete cools and contracts.

Why are my sealed cracks more noticeable when it rains?

Concrete darkens when it’s wet and joint sealants don’t, so sealed joints and cracks can stand out more when everything is wet.

Questions

Crack repair FAQ

Will the repaired crack be invisible?

Not invisible, but close. The sand finish gives a close color and texture match, so a repaired crack is much less noticeable than an open one. Any difference usually softens as the repair weathers.

Should I fix the crack or replace the slab?

If the slab is still solid and level, sealing the crack is far cheaper and protects it. If it has dropped, we can lift it first. We’ll tell you honestly what makes sense.

Is crack repair warranted?

Yes. Like all our work, crack repair comes with a 3-year warranty.

How long does crack repair last?

We warranty it for 3 years, and a properly prepared repair often lasts 5 to 10 years. How long depends on traffic, weather, and how much the slab moves.

How long before I can use it?

You can walk on sealed cracks in about 4 hours and drive on them in about 24 hours. The sealant fully cures in 72 hours, and please skip pressure washing or chemical cleaning for at least a week.

Can you do crack repair and leveling at the same time?

Yes. It’s common to lift a slab and seal its cracks in the same visit.

Do you clean and seal the whole surface too?

We offer cleaning and sealing as an add-on to repair work. Ask about it when we come out for your estimate.
